Getting approved for a mortgage is one of the most important steps in buying a home, but it can also be one of the most nerve-wracking. Lenders assess every detail of your financial situation to decide whether you're a safe bet, and even small oversights can delay or derail your application. Here’s how to boost your chances of getting that all-important “yes” from your mortgage lender…

1. Check your credit score

Before you do anything else, check your credit report. Lenders use your credit history to assess how reliably you manage money. Make sure there are no mistakes on your file, and take steps to improve your score if needed, such as paying off outstanding debts, making payments on time, and registering on the electoral roll.

2. Avoid major financial changes

Lenders like stability. Changing jobs just before applying or taking out new credit (like a car loan or credit card) can raise red flags. If possible, keep your employment and finances steady in the months leading up to your application.

3. Manage your spending

In the lead up to your mortgage application, try to reduce non-essential spending. Lenders may ask for up to six months of bank statements, and consistent overspending or signs of financial strain can negatively impact their decision.

4. Save a bigger deposit

The more you can put down, the better your chances. A larger deposit reduces the lender’s risk and often opens up access to better interest rates. Aim for at least 10%, but 15% or 20% can make a noticeable difference.

5. Organise your paperwork

Have everything ready to go: proof of ID, bank statements, payslips or tax returns, and proof of address. Being organised shows lenders that you’re prepared, and helps speed up the process.
